Protecting another exciting landmark new build
RFE have successfully delivered another residential project, this time New Victoria located in the heart of Manchester city centre. New Victoria is a residential-led, mixed-use build developed by MUSE, comprising of two 20 and 25-storey buildings. The landmark development provides 520 new homes in two towers connected by a link bridge.
RFE were contracted by MEP contractors HE Simm to provide residential sprinkler protection throughout both towers, this comprised of a residential sprinkler system & wet riser system. All residential apartments, townhouses, penthouses, gym, bin stores and the reception area, together with the link bridge and amenity areas were provided with fire protection.
A complex project due to its location (bridging a culvert – the River Irk, and adjacent to Manchester Station), coordination between all involved at design stage was essential. This paid dividends at the install stage allowing for efficient working and completion on time. Forward planning enabled the wet riser system to be made live early, providing cover for the fire service during the second phase of construction.
Building works on the project began right at the start of the covid lockdown, which provided challenges of its own, however it overcame all difficulties and has provided Manchester with luxury residential accommodation in a fantastic location. Our works were completed in late Spring 2023 and the first residents moved into the building in October. RFE are proud to have been involved in such an interesting and rewarding build and look forward to working with HE Simm again in the future.
